1. IS O’KREY LICENSED AND INSURED IN CALIFORNIA?

Yes! O’Krey Construction Inc. was licensed in 1982 and carries the highest amount of required insurance and bonded required by the state of California. Our contractors license number is 447957.

2. HOW LONG DOES IT TAKE TO BUILD A CUSTOM HOME?

Depending on the size and scope of your home, you can expect the full construction process to be anywhere from 6-12 months. On average, a standard 2,500 square foot home takes about 6 months from start to finish.

3. HOW MUCH WILL IT COST TO BUILD A CUSTOM HOME?

Pricing is very much dependent on what type of design you are going for overall as well as the finishes you use. Our pricing tends to land around $150 per square foot for more production grade builds to $275 per square foot for more high end custom jobs.

4. HOW LONG WILL IT TAKE TO CONFIRM MY FIRM BID TO BUILD & FINALIZE A CONTRACT?

Once your plans have been completed, O’Krey Construction will work with the sub contractors to finalize their firm fixed price and will confirm the overall final bid with you over the course of about 2 weeks. From there, the contract can be constructed within 1-2 days.

5. WHAT SHOULD I EXPECT FOR THE PERMITTING PROCESS?

Dealing with the county or city officials can be somewhat strenuous. O'Krey Construction has built many strong relationships in the community to ensure a smooth process. Depending on the scope of your project some permits can be pulled over the counter or take up to 3 months depending on the jurisdiction. O'Krey can offer more insight when we learn more about your project. 

6. HOW DO YOU SELECT YOUR SUBCONTRACTORS?

We have built strong relationships with many subs over the lifetime of our business and only work with the best subs in the industry. All our subs are vetted for quality, speed and are licensed and insured in the state of California.

7. WHAT HAPPENS IF I WANT TO CHANGE SOMETHING ON MY PLANS OR WITHIN THE SCOPE OF WORK?

Changes occur all the time, whether you want to move the location of a door or upgraded fixtures. We will create a change order with a breakdown of increased costs for your approval before work commences or orders are made.

8. IF THERE ARE INCREASES IN MATERIAL OR LABOR COSTS, HOW WILL THAT BE HANDLED?

O’Krey Construction will communicate the change in cost immediately and issue a change order for the owners approval. Generally our pricing is done on a firm fixed basis, however, although rare, commodity prices such as lumber or steel can sometimes be unexpected.

9. HOW WILL MY PROJECT BE SUPERVISED?

Dan O’Krey and/or his Project Manager will be onsite regularly to supervise subs work, quality assurance and schedule. Weekly updates will be sent to the owners or on an as needed basis. Billing and invoice milestones will be confirmed during the time of contract.

10. WHAT KIND OF WARRANTY WILL I RECEIVE AND WHAT IS NOT WARRANTIED?

Structural work is warrantied for 10 years and all other work is warrantied for 1 year. 

 

Schedule & What to Expect

After plans have been completed and permits have been pulled, the new home construction process can last anywhere from 6-9 months on average for a standard 2,500 square foot house similar to the example schedule below. When working with O’Krey Construction, we will create a custom CPM (construction project management) schedule that is realistic while meeting your move-in target needs.
